Terms of Service for Ohio Roof Unlimited

1. Scope of Work

Ohio Roof Unlimited agrees to perform the services outlined in your specific project proposal (Roofing, Siding, or Gutters). Any changes or "add-ons" requested after the start of the project will require a written change order and may result in additional costs.

2. Owner-Supervised Standard

We take pride in our "Owner-Led" commitment. Mark Arbino will personally oversee the job site to ensure work meets our quality standards. However, the presence of the owner does not exempt the homeowner from the responsibilities outlined in Section 3.

3. Homeowner Responsibilities

To ensure a safe and efficient project, the homeowner agrees to:

  • Access: Provide access to the driveway and exterior power sources as needed.

  • Safety: Keep children and pets away from the work zone during construction hours.

  • Property Prep: Remove fragile items from interior walls (vibrations from roofing can occasionally shift pictures) and move vehicles away from the house to prevent debris damage.

4. Hidden Damage (The "Rotten Wood" Clause)

In roofing and siding, some damage (such as rotted decking or rusted flashing) cannot be seen until the old materials are removed. If hidden damage is discovered, Ohio Roof Unlimited will notify the homeowner immediately. Replacement of such materials will be billed at a pre-agreed hourly or per-sheet rate.

5. Permits & Regulations

Yes, we pull all necessary local permits. Ohio Roof Unlimited ensures all work is performed according to building codes in your specific municipality (e.g., Anderson Township, Blue Ash, or Northern Kentucky).

6. Payment Terms

  • Deposits: A deposit may be required to secure your spot on our schedule and to order materials.

  • Final Payment: The remaining balance is due immediately upon the successful completion of the project and a final walkthrough.

  • Insurance Claims: For insurance-related work, the homeowner agrees to release insurance checks to Ohio Roof Unlimited upon completion of the corresponding scope of work.

7. Weather & Scheduling

As a local Ohio company, we are subject to the weather. We reserve the right to reschedule projects due to rain, high winds, or extreme temperatures that could compromise the safety of our crew or the integrity of your materials.

8. Liability & Insurance

Ohio Roof Unlimited is fully licensed and insured. We maintain General Liability and Workers' Compensation coverage to protect both our team and your property.

9. Warranty

All work is backed by:

  1. Manufacturer Warranties: Covering materials (e.g., Norandex, GAF, or other manufacturers).

  2. Labor Warranty: Our internal guarantee on the quality of our installation.
